Good afternoon from beautiful Folly Beach, SC……The Edge of America.
Well it is December and some early wintry weather is heading our way. It is expected to only be the 40’s for tomorrow’s annual Folly Beach Christmas Parade. The parade starts at 1:00pm and is always one of the best family events that the city hosts each year. Santa should make his usual appearance which is always a treat for the kids of all ages.
Well on the Folly Beach SC real estate side of things we continue to see a slow (and I stress SLOW) & steady stream of new properties come up for sale with an equal number that just as quickly get scooped up by the many Buyers that are patiently waiting. In just the past couple of weeks we have seen Seaside Villas I post #101 sold for $630,000 and now #201 come onto the market for $665,000. Both properties are 3BR/3BA oceanfront condominiums located at 111 E Arctic Ave. #101 was listed for $650,000 so this is another prime example of market prices pushing higher & higher. We have had a couple of new construction closes as well with 219 E Huron, a nice 3BR/3.5 bath 2200 sq/ft home sell for $774,300 and 508 E Huron, a 2BR/2.5 bath 2500 sq/ft. home sell for $827,000. The quality of construction for both were well above average.
On the higher end oceanfront & 2nd row we now have 1 Sumter Dr., a 3BR/3 bath 1900 sq/ft home on a double ocean lot at the very end of the east side of the island come on for $1,180,000. We have also seen 1216 E Arctic, a huge custom built 2nd row gem that offers 6BR’s/5 full baths at the maximum 3600 sq/ft have a price reduction from the original list price of $2,600,000 down to $2,300,000. 1210 Tabby Dr. is the newest deep water property to come available. It is a wonderful 3BR/2.5 bath 2700+ sq/ft home offering a pool and deep water dock w/floater.
Condominium sales continue to be steady. Besides the aforementioned Seaside Villas I activity, #302 at Ocean Pointe is now under contract as well. This gorgeous 3BR/3BA oceanfront condo offers some of the best views I have seen. #99 Waters Edge also just went under contract……I very nicely appointed 3BR/3BA townhouse on the river side. Mariners Cay has seen #52 come onto the market while #’s 38 & 12 have both closed respectively. Even #8 at Turtle Bay has now finally closed as well. 406 E Arctic & 1010 E Erie round out the remainder of other recent properties to go under contract.
As the year quickly comes to a close and we look towards the start of 2018 the future looks bright. We can still use much more inventory but it is quite obvious that if a property comes onto the market today that is priced correctly it is quite apparent that there are plenty of buyers out there ready, willing and able to stake their claim and become the next Folly Beach property owner. Stay tuned as the next month or two should be very interesting as rumors of new properties expected to hit the market continue to swirl.
